Follow on Google News | Early Investors Receive An Unexpected "windfall"Dublin, Ireland, Nov. 20th 2008: Early investors in a unique teak and development land project received an unexpected “windfall”. The first the thinning of the teak on Finca Di Pacifico Dos has generated a greater than expected return of $86,684
The thinning of the teak trees is designed to remove the weakest and poorest quality teak trees, thereby retaining the stronger better quality trees and allowing them more nutrients and sunlight to continue to grow. The thinning required the construction of a number of temporary roads within the estate. James Cahill, Managing Director of Costa Rica Invest says: “the completion of the thinning in Di Pacifico Dos generated a higher dollar yield than anticipated. The removal of the thinnest and weakest teak trees is essential to allow the continuing growth of the better quality trees. The net return of the thinning has been transferred to the account of the Association of Owners in Di Pacifico Dos and the association will determine how best to allocate these funds. The next thinning in Di Pacifico Dos is scheduled for 3 years from now and at that time the association of owners will appoint the forestry company to carry out the thinning and the individual plot owners will receive the returns from their individual plots directly”. Judy Ferguson, Public relations manager for Costa Rica Invest continues “the return on this thinning of the poorest quality trees in the plantation still yielded a greater return than anticipated. Teak prices continue to rise strongly and we forecast that they will continue to rise in the foreseeable future. The next thinning will generate far more quality usable teak and a much greater return. The main return on the teak will be when the trees have reached harvesting age at 20 years of age.” Di Pacifico Dos offers a unique opportunity for investors to invest in development land in Cost Rica with the added benefit and security of teak growing on the land. Some sea view plots are still available. The plots with 14 year old teak are now sold out but plots with 12 and 11 year old teaks are available. In total 73.6% of the estate is now sold. Di Pacifico Dos has spectacular views of the Gulf of Nicoya and Pacific Ocean and has an excellent location halfway between the Costa Rica’s two international airports and is on the Pan American highway.
