July 29, 2010 - PRLog -- Many brokers and investors have different definitions of a non performing note, but in the long run they are very similar. To sum it up in a sentence; a non performing note is when a mortgage note ( Home Owner ) is significantly behind on their mortgage, usually 60-90 days behind. The private note holder then will discount the purchase price that was originally paid for the property and sell it as a non-performing note.

Social Networks of real estate professionals is a good start to find a source for the NPN's. REO Bluebook, Inc. www.reobluebook.com is a great source to purchase the performing and non performing notes. You can start small or purchase millions of dollars. Inventory is usually available across the country.
