One of the sections of this standard Texas real estate purchase contract is the one that defines the Option Period. The Option Period in Texas is a time during which the buyer of a property can cancel the contract for any reason, without penalty.

During this Option Period, the buyer should inspect the property and make sure he or she still wants to purchase the property. For this right, the buyer pays the seller a non-refundable fee at the beginning of the contract period. The seller keeps this money even if the contract is cancelled. The amount of the fee is negotiable between the buyer and the seller.
