1. The tenant fails to pay the landlord.
2. A "3 Day Notice to Pay Rent or Quit" is issued.
3. If the tenant fails to pay within the specified time period, then an Unlawful Detainer (eviction) lawsuit is filed against the tenant in the Santa Clarita courthouse that handles evictions for that area.
4. The eviction lawsuit is served on the tenant in the Santa Clarita Valley.
5. 7. Once the landlord has the property back in his possession, the landlord can change the locks and rent the house to new tenants.
