Growing Del Sur families moving up within master-planned community

Presidio is one of three new neighborhoods now selling at Del Sur, expanding the variety and square footage of floor plans available at the master-planned community.
 
Sept. 8, 2011 - PRLog -- Families can grow a lot in just a few years. Just ask Jason and Diane Severson. The couple has had two children since they moved in to their home at Cabrillo at Del Sur in 2007. Now the family of four is seeking some room to grow, while still maintaining their Del Sur address.

“We know we want to move within Del Sur, because we value the relationships we have built – and that our kids are already building – here,” said Jason Severson recently. “More than just our home, Del Sur is our social life. This is very important to us.”

In anticipation of Del Sur families like the Seversons wanting to stay in Del Sur but have more bedrooms, a home office or bigger entertainment areas, the San Diego master-planned community recently introduced three new neighborhoods, expanding the variety and square footage of floor plans available.

Several phases of new homes are now under construction at Presidio by Standard Pacific Homes, Valencia by California West Communities, and Carleton by Standard Pacific Homes. These are now selling, along with new homes by Davidson Communities and Shea Homes.

“As Del Sur families grow, we are growing with them with new neighborhoods, new parks and more community amenities coming online in our next phase of construction,” said Bill Ostrem, president and CEO of Black Mountain Ranch, developer of Del Sur.

At Presidio, Standard Pacific sales representative Wren Swain said she sees many Del Sur families who have grown and would like four or five bedrooms instead of three or four. She said the optional suite in Presidio’s Plan 2 home has been appealing to many, especially those with live-in in-laws or relatives who like extended visits. The first-floor guest bedroom in each of Presidio’s floor plans also has been very well received, and every Presidio home has an upstairs bonus room as standard.

“Presidio homes are great to raise children in,” Swain said.

Del Sur residents Dana and Ryan McCrary, who have three daughters, said they look forward to many years in the community, moving up to a larger floor plan as their daughters get older.

“We’re trying to envision our life in 10 years with three teenagers at home,” Dana said. “So we’re looking for a floor plan with enough space to make those years survivable!  A home with great entertaining space is key. We also love the outdoor Del Sur room and look forward to having a home office.”

Del Sur’s new home neighborhoods appeal to buyers from outside the immediate area as well, especially families who are drawn to Del Sur Elementary School and its status as No. 1 in 2010 in the Poway Unified School District.

Del Sur is located in the coastal hills of North County, a short drive from the coast on state Route 56 and also close to Interstate 15.
