Example of these houses could be property by the beach, or it could be a mountain residence. In the UK, this is called a holiday home. In Australia they call holiday house, or a weekender. It’s called a crib or bach in New Zealand. In the US and Canada, it’s called second home.
Whatever it is called, this vacation place can be an asset to its owner because it can be rented out for additional income. Vacationers prefer second homes because they are much cheaper compared to hotels. For a single house alone, they can already take the entire family for the weekend. Vacation houses, or second homes, used to be old structures spruced up and converted into weekend hideaways. Now, people are building second homes with the purpose of selling them or renting them out.

And who are the customers? People who have some money to spare for vacation, they are the target market. People who want a different kind of adventure vacation experience are also the market. There are many gated communities some 55+ parks strictly for retirement folks. These communities have pools, some golf courses, clubhouses, fitness rooms and planned activities. Some people just don’t want the hassle of maintaining a lot, wondering if the home is secure. They just want to go and enjoy and not worry about it. Those people often appreciate the idea of buying a manufactured home in a community where they rent the land and pay a monthly rental. The property is in community with park manager overseeing the community.

You might already have heard of the terms manufactured homes, modular homes and site built homes. These three are the basic classifications of a house, as far as building and construction are concerned. It is highly important that you know at least the basic differences among these three types of houses, whether you are buying a house that’s already existing or planning on a lot that you’ve purchased. The differences have impact on the prices of the house and its value on resale.
What Is a Site Built House?
We can differentiate them from each other by defining each one of them. Let’s discuss first the site built home. Site built homes, as the term suggests, are houses that are entirely built at the building site. Not one part of the house is built in the factory. These houses must also conform to the building codes, whether local, regional or state, of the area where the house is built. In some areas, these houses are called “stick-built” houses. If these homes are taken care of properly, they increase their value over the years, but always depending on the location.


What Is a Modular House?
A modular house is one whose sections are built in the factory. Like the site built house, a modular also has to conform to the standards and regulations imposed by the government in the locality, region or state where the house will be located. Truck beds are used in transporting the parts of the house to the location, where contractors will assemble them into one complete house. Building officials in the area will check if the house has met the standard requirements and if everything has been done according to the plan. Compared to the site built house, a modular house is sometimes cheaper per square foot. But like its site built counterpart, the modular house increase its value over time.
What Are Manufactured Homes
Manufactured homes are houses that were once called trailers or mobile homes but with several modifications in style and features now. Like the modular house, a manufactured house is factory-built. But a manufactured house has to conform to building standards set by the Federal Building Code, rather than to building regulations set by the local officials in the area where it will be locate. Manufactured houses stand on a steel chassis that is non-removable. The house’s sections are transported to the building site on their own wheels. If a manufactured house has several parts, the parts are assembled at their location. The parts do not stand on fixed foundations. Refinancing them would be difficult. Manufactured houses are subject to specialized standards (HUD code of the US). Local building inspectors may check the house but cannot give its approval. Some areas in the US banned these types of houses. Manufactured houses are the least expensive of the three types of the houses and decrease in value over the years.
