April 22, 2012 - PRLog -- There was a day when Banks would lend up to 100% for developers to purchase and build their development projects. Even projects of dubious quality and thin margins relying on the market bubble to bring their profits during the construction period, were 100% funded. Today is a totally different world and the Banks are not lending to any new developments and even stopping funding part built developments. When will this change? The answer is not in the foreseeable future.

However, where banks have abandoned developers, other groups have stepped in to fill the gap.

Shepherd Capital funding is offering exclusive specialized deal flow to a funding program provided by a private lender that specializes in funding New Commercial Development and High-Capital Energy Projects.

Commercial Projects include: Hospitality, Multi-Family Apartment complexes, Assisted Living, Multi-Use Commercial, and Malls. (New Construction Only).

Program Details:
- $10mm USD Minimum. No Maximum.
- Experienced Management only.
- 100% LTC (10% liquid must remain in Client-Controlled Account during development period)

In nearly 90% of all real estate projects the use of interim financing, such as construction loans, to begin projects before the permanent financing is committed, is crucial to the success of the project. Once the permanent financing is committed, the funds are then used to repay the interim or bridge financing.

This program can be utilized by developers who are seeking EB-5 funding for their project, and need bridge financing to successfully begin, develop, and fund their project.

The Employment-Based Fifth Preference Immigrant Investor Visa is a U.S. Visa created by Congress in 1990 to stimulate the U.S. economy through capital investment by foreign investors. Under the pilot immigration program first enacted in 1992 and regularly reauthorized since, EB-5 Visas are set aside for investors and their immediate family members through Regional Centers designated by USCIS for promoting economic growth, thereby impacting the regional economy and henceforth creating jobs. The USCIS offers two distinct EB-5 pathways for an alien investor to gain lawful permanent residence, the Basic Program and the Regional Center Pilot Program. Each of the two programs require that the alien investor make a capital investment, of $1,000,000 in a new commercial enterprise within the United States, or $500,000 if the project is located in a Targeted Employment Area (TEA). The new commercial enterprise must create or preserve 10 full-time jobs for qualifying U.S. workers. When making an investment in a new commercial enterprise affiliated with a USCIS-designated Regional Center under the Regional Center Pilot Program, an alien investor may satisfy the job creation requirements of the program through the creation of either direct, indirect, or induced jobs. The Immigrant Investor Pilot Program is aimed at stimulating economic activity and job growth, while allowing eligible aliens the opportunity to become lawful permanent residents.
