Allston Vacancy Rate At 6.63%!!

May 11, 2013 - PRLog -- After a massive study of the rental listings compiled by AllstonPads  (http://www.allstonpads.com/), it is found that the Allston apartment vacancy rate sits at 6.63%.  There are currently 223 total active rental listings out of the 3365 analyzed listings.  This number does not include luxury buildings, as they were purposely omitted.  AllstonPads actively tallies up data and compares the total number of units in its database, and compares to the total number of units available for rent in Allston at any given time.

Allston has become a popular destination for everyone who lives in the Greater Boston area whether you need to commute into downtown Boston for any reason, access Boston University and Boston College, commute to somewhere along the MassPike, work in the Downtown area (the B line is extremely convenient for Allston residents), or participate in the commerce or entertainment of one of Allston’s many restaurants, bars and shops.  

Many people love to live in the Allston area because of its proximity to Downtown Boston.  Its local area amenities and neighborhood draws include: The MBTA, Boston University, Froyo world, Wonder Bar, Boston College, The Green Line, Harvard Business School, The Mass Pike, many local restaurants and bars, and local businesses.  If you are moving to the Boston area and are working or need access for any reason to downtown, it is extremely convenient since there are multiple MBTA stops close by.  The B line, a branch of the Green Line, has local stops nearby: Packards Corner Station, Harvard Avenue Station, Griggs Street/Long Avenue Station, Allston Street Station, Warren Street Station and Washington Street Station.  There are also many local bus routes close-by, including the 66 Bus which drives from Harvard Square to Dudley Square, via Brookline and Mission Hill.

Historically there are landlords in the Allston market that find their availability for September 1 as early as January.  With many people leaving for the summer, many apartments run on a “September 1 cycle” that starts early January.  Other properties will not find availability until 60, 90, or 120 days before a lease ends.  It is impossible to speculate, however with average prices of apartments rising, many tenants are finding it easier to renew a lease than search for a new apartment.  Not to mention the time and cost involved with moving – if you take these into consideration, it gives you even more reason to stay put.  Factoring this into consideration, the possibility for a massive spike in available units is not that high.

What if I am trying to rent an apartment in Allston?  

•Always be prepared and vigilant.  Make sure you have your checkbook when you see an apartment; properly priced apartments rent within 1 week of coming on the market.  There is often multiple potential renters looking at a specific property.  In the last 10 days, AllstonPads has seen 12 apartments rent in the Allston area.

•Always come with your roommate.  Don’t look alone!  If you think it is smart to be the only person looking for an apartment and then summarize for the rest of your roommates, the apartment will most likely be rented.  As difficult as it is, that is just how tight the market is.  

•Make sacrifices.  If you find an apartment that meets 75% of your wish list, AllstonPads.com recommends you choose it, as with such a tight rental market it is unlikely that you will find something that is perfect for you.  Maybe go further from the Green Line than you initially thought.  Instead of being right next to Harvard Ave T stop, maybe you are closer to the Griggs Street T stop.  Yes, it is a further distance, but if you are looking to save that extra $100, this may be the way to do it.  If you don’t mind going even further out down the B line closer to the Boston College T stop, you may find even better deals.  Apartments that are further away typically have more upgrades, possibly a deck and yard, granite, stainless, and will be the same price as apartments that are closer to Downtown Boston.

•Work with a professional agent.  A great real estate agent can be something that may seem hard to find.  Once you find a good one, they can let you know immediately once a new property hits the market and get you into see the unit, often within 24 hours or less.  Real Estate Professionals know how to negotiate, and they know how to present an application in the best light to a landlord that may have multiple applications in hand.  When you establish a good working relationship with an agent and identify your specific criteria and needs in an apartment it can make the search process smoother.  AllstonPads definitely suggests doing research and choosing agents wisely, and making sure that agents you work with have access to a large amount of listings.  By working with licensed and professional real estate agent early in the year and establishing a good working relationship of your specific criteria and price range, you can ensure that you have access to the most listings available.  

•When is the best time to look for an Allston apartment?  Right now is the prime time to lock in your Allston apartment for 9/1/13; Waiting to start your search until the summer will most likely lead to a much tighter marketplace, with less available and desirable Allston apartments.
