BOSTON - May 31, 2013 - PRLog -- Brookline's vacancy rate was found after studying data gathered from the extensive BostonPads (www.bostonpads.com) real time apartment rental database of over 115,000 listings. The vacancy rate includes apartments that are either vacant and/or currently available for rent. Of those 115,000 listings, there are over 5,280 located in Brookline (luxury units were purposely omitted from this study) to reflect more accurate data. With 215 listings currently available for rent in Brookline, the Brookline apartment real time vacancy rate is 4.14%, up from 3.11% in March.

Brookline is an extremely desirable Boston suburb to live in for many reasons. First, Brookline borders Boston. In fact, it is nearly engulfed by the city and often confused for a neighborhood. To the northwest lies Allston and Brighton, which both contain many apartments available for rent as well. On the town's northeast side is the Fenway/Kenmore neighborhood. On the eastern side lies Jamaica Plain, and to the south lies West Roxbury. It is only the west side of town that does not border Boston -- instead bordering Newton, another popular suburb.

Second, Brookline MA shares T access with Boston. Three of the four Green Line rails -- the "B", "C", and "D" -- service Brookline in one way or another. The predominant line servicing the town is the "C" to Cleveland Circle. Of the thirteen stops unique to the "C', eleven are in Brookline. The "C" runs the length of Beacon Street and includes major stops at Coolidge Corner and Washington Square. These two areas are cultural center of Brookline -- the location of various shops, restaurants, and bars. The "D" to Riverside line also hits Brookline at a couple major hubs. Of the four stops in Brookline, one is at Longwood Station, while the other services Brookline Village. Longwood offers access to the many medical facilities and universities that lie across the Emerald Necklace on the Boston side. Brookline Village is a historic and sleepier hub that is also home to shops and restaurants. Finally, while the "B" line never hits Brookline directly, it runs the length of Commonwealth Avenue and at points is close to the town. For example, if you were to get off at Harvard Avenue, you would find yourself a mere quarter-mile from Coolidge Corner -- as the stop is right on the border of Brookline. With a large array of transit rail options in a small area -- not to mention the numerous buses that also run throughout the town -- Brookline makes itself desirable to anyone in need of easy public transportation access.

Third, Brookline Massachusetts is nationally renowned for their superb school system.  According to the U.S. News' year report, Brookline High School is the 480th best high school in the country and the 23rd in the state.  More impressively, 40% of the student body graduated to attend a top 35 university or college, according to the U.S. News report. The accolades are not confined to the high school -- the entirety of the public school system in Brookline is second to none.

If none of the aforementioned qualities draw you to the town, perhaps the historical allure and old city feel will bring you to Brookline. There is a quaint mixture of urban and suburban with a distinct sense of the colonial settlement that once existed there. Brookline still holds town hall style meetings and its desire to maintain heritage is apparent in the town's zoning codes and numerous parks. Considering how densely populated Brookline is, the town is a very green place.

If you are interested in finding a Brookline apartment, it is important to work with a qualified real estate agent who is familiar with the area. Brookline has much to offer, and a real estate agent can help you find exactly what you are looking for through their extensive knowledge of the town. Furthermore, if you find something you like, act quickly. In the current market, apartments are moving quickly -- this is especially true in such a location such as Brookline.
