LAS VEGAS - Nov. 11, 2013 - PRLog -- Lone Mountain Las Vegas Homes expert, Tania Michaels, has closed a traditional real estate transaction in which she represented the seller of an investment property.

Michaels procured nine offers and sold the property for $11,000 over list price.

“We attempted to sell the property with a tenant occupying the property but, as it commonly happens, we ran into problems from the start,” says Michaels.

A tenant-occupied investment property can be infamously problematic to sell.  A lack of motivation on the part of the tenants creates significant obstacles during the sales process.

“We send our photographer in to shoot the property and the tenants won’t let him in. We want to host a ‘pre-listing party’ for our top thirty cash buyers, and the tenants won’t allow it.  We want to put a sign on the property that would give drive-by buyers instant access to photos of the inside of the property, but then they won’t pay the rent. There is resistance every step of the way in most cases,” notes Michaels.

Michaels encourages owners of rental properties to consider two things when selling their tenant-occupied investment property. Number one, most investment properties show better when they are vacant.  “Tenants do not have stake in ensuring the property shows like a model home,” says Michaels.  Number two is the impact of conflicting interests.  “Even the best tenants can be difficult during the selling process. From the tenant’s perspective, this is their home and when the landlord wants to bring in strangers to look through it and judge it, the tenant will, in most cases, resist the intrusion,” observes Michaels.

The tenants of the subject property were served a thirty day notice within the first week of the listing.  The tenants vacated in an appropriate manner and the property owners then spent two weeks cleaning and repairing the property. Upon completion of the repairs, Michaels immediately went to work implementing a 39-point marketing plan which yielded nine offers within fifteen days of going live.  The transaction closed escrow 28 days thereafter.
