Garage Plans With Apartments Now Available At Behm Design

Jan. 21, 2014 - PRLog -- Garage plans with apartments are increasingly popular due to needs for additional living space for family or guests, rental space to generate income, or general living activities, home office/business or storage space. The apartment spaces are usually HVAC conditioned to code and can be finished inside as one prefers.

Before selectng a plan that looks best for your needs it is advisable to verify that local zoning and planning laws permit building a secondary or accessory dwelling on your property. There may also be restrictions for size, height, location, number of stories and activities or use of the building. For example, many residential zones restrict accessory buildings to garages, shops and sheds and prohibit living space/rental unit use.

Full 2 Story Apartment Over Garage

Full height second story walls maximize usable space for lot coverage. These plans have either interior or exterior stairways and can have no access from/to garage spaces below.

Loft Apartment Over Garage

These are configured with the loft space as a second story within the steeply sloped roof of the garage. Most of these plans have interior stairways with available direct egress as option. These structures use dormers to provide building code required light/ventilation/egress for the living space. The structures can vary, including I-joist floor/framed roof, conventional joist/framed roof and the most popular, attic truss to create the floor and roof together in truss profile.

Side-By-Side Garage / Apartment

The designs are built connected to garage space and continue the concrete floor and foundation levels. Typically a one hour fire resistive wall separates the garage space from apartment space.

The garage plans provided by Behm Design include an alternate floor plan so the building can be built with a non-defined, or vacant, space instead of a defined living area. This is often used  if  apartment units are not allowed and would be built for othe uses.
