March 2, 2015 - PRLog -- The typical first-time investor would say they are looking for professional workers or families looking to put down roots when it comes to tenants, as they view these as the most reliable groups.

Many novice property investors overlook the student sector when planning their buy-to-let journey, fearing they'd be left with a trashed property and unpaid rent. The truth, agree south east London letting agents, couldn't be further from this.

Indicatively, a report from the Association of Residential Letting Agents (ARLA) in 2014 revealed that 69% of landlords and letting agents prefer to let to students, while 84% of those surveyed agreed that students make good tenants. This sentiment comes from experienced lettings agents and landlords who can make an excellent judgement call on property investment. Landlords are making a beeline for student accommodation and academic tenants as there is always a steady stream of interest; rental guarantees provided by parents/guardians; a good trend of rents being paid on time and better rental yields.

The trend for student lets is gathering momentum as we move through 2015, with the Evening Standard's Homes & Property supplement recently running a feature on the top 25 areas for students to rent in London.

South east London was flagged up as a hot spot for student demand, with the University of Greenwich and Goldsmiths University in New Cross just two of the educational institutions creating a steady supply of tenants. In fact, out of the top 25 areas, south east London dominated, with Woolwich taking the top spot, Deptford at number two and Greenwich at number seven.

The appeal of south east London is set to grow even further, with the new Crossrail link scheduled to open in Abbey Wood during 2017 and subsequently in Woolwich. This service will join an already strong mainline rail service; the DLR at Woolwich and Lewisham, the Overground line at New Cross, Forest Hill and Sydenham; and the Jubilee line at North Greenwich.

Landlords looking for a buy-to-let (http://www.winkworth.co.uk/letting/buy-to-let) property for sale in south east London are spoilt for choice, with new build apartments, purpose-built flats, period conversions and houses suitable for multiple occupation throughout the SE postcodes. A good letting agent can advise on all aspects of landlord responsibility and legal obligations, match tenants to properties, and provide a fully managed lettings package that encompasses rent collection, property maintenance and the smooth running of the tenancy agreement.
