Takoradi Green Campus - A big and bold solution!

Accra / Zürich, today, Royal Systems and Services Limited, a Ghanaian based telecoms infrastructure and engineering company and Tiguri GmbH, a Swiss based consultant and sustainable developer announce they have signed a letter of engagement.

ZURICH - Nov. 10, 2016 - PRLog -- The core project is to develop a 3,000-bed affordable student accommodation village using FRAMECAD light steel framing technology. The project will be financed through a Build Operate and Transfer (BOT) agreement with Royal Systems providing the equity. It will be managed over a 20-year period and transferred back to the school after said timeframe.

The school has been upgraded to a Technical University and the existing campus where the school is operating does not have sufficient capacity to accommodate its students and so the university acquired 52 acres of development land about 30 minutes' drive from the existing campus and through a lease agreement has provided 8 acres for the development.

The university's intention is to move the School of Engineering and other science faculties, totalling ~4,000 students to the new campus. This number is expected to increase to about 8,000 students when the facility is fully completed.

Other on-site structures such as lecture halls, administration blocks, workshops etc. have commenced development with other companies and are at various stages of completion.

Student accommodation shortages in Ghana are reaching a critical point with some students seeking secondary education reporting that they have no choice other than to sleep in washrooms that have been converted into dormitories. According to an article in News Ghana in July this year when members of the Public Interest and Accountability Committee (PIAC) together with a team of journalists from the Institute of Financial and Economic Journalists (IFEJ) visited an educational institution to obtain first-hand information about utilization of money in some on-going projects.

Ascending Social Impact - short term sacrifice, long term gain

Tiguri has designed the "Ascending Social Impact Bond" which it will promote to interested debt providers.  "The idea of ascending is the key" said van der Walt. "Traditionally, projects are put under immense financial strain at the beginning of their life which means higher risk and good projects sometimes go unfunded. To mitigate this risk we target impact investors who match our understanding of what a social impact investment really means. Our ascending structure means the coupon payment increases each year so investors may initially receive less but ultimately they receive more over time whilst taking less risk."

Tiguri demonstrates that the backbone of their model is to make a sustainable profit and they prove that they can make an equally measurable, if not bigger, social impact. Making a Social Impact is a growing trend amongst savvy investors. In July, Tiguri bid for a project in Lesotho and in just four days from launch they secured over USD 11m from investors wishing to subscribe to their pioneering structured instrument if they are awarded the bid.

The first phase of the Takoradi Green Campus is due to complete in September 2017 with 1000 beds ready for occupation in time for the new school year.
