Mixed-Use development new construction project feasibility study. Client: Blake Griggs Properties Lender: Study Context: The project as planned was comprised of 185 residential apartment units (174,526 Net SF - Apartment); 263,916 SF of residential & common areas, (28,641 Net SF - Retail) 30,288 GBA SF of ground floor retail within 5 buildings; 185 covered carport parking spaces, 201 open surface parking space for a total of 395 surface parking spaces known as Artist Walk. The Mixed-use Planned District proposed by BHV CenterStreet Properties is located at 37070 Fremont Blvd. across Post St. from Dale's Hardware. It is in the Centerville Community Plan Area. • 185 residential units was built on part of a 6.4-acre development. • There is 28,641 sq. ft. of commercial space. • Two buildings are 4-story and are 51 to 63 feet high. • There are 88 studio/one-bedroom units and 97 two-bedroom units. • The resident's Common Open Space includes an outdoor swimming pool, a clubhouse, barbecue / lawn area and large community room. • This project was originally part of the Centerville Redevelopment Plan but is now a private development. Challenges: The project was well-planned and purchased from the City of Fremont. The study was prepared for review by the USCIS whereas unmet demand had to be proved.
