Derby Downtown Development Proposal Submitted To City of Derby P&Z Commission

DERBY, Conn. - Nov. 20, 2019 - PRLog -- Derby Downtown LLC presented applications Tuesday evening November 19, 2019, for over 200 market-rate residential apartments at the regular meeting of the Derby Planning and Zoning Commission City of Derby.

The project will consist of two full-service buildings with 215 market-rate; one-bedroom, two-bedroom and studio apartments with amenities.  The amenity package will include a pool, health club, in-complex library, dog walking and grooming services, fire pits, bike racks, indoor golf simulator, and community spaces.  The project will also be complemented by 9,000 SF of street-level commercial space and covered parking for approximately 140 cars.

Representatives of Derby Downtown LLC stated, "The approval of the proposed project would signal a new approach on the part of the community to engage in large scale development that revitalizes Downtown Derby."

The proposed Factory Street mixed-use complex will offer easy commuter access to Routes 8, 95 and the Merritt Parkway.  The Bridgeport-New Haven-Waterbury rail lines are 500 feet from the development site.  Along the Housatonic River, the popular Derby Greenway Trail is easily accessed from the proposed site.  This will add unique advantages for hiking, walking and biking from this distinctive location.

The anticipated next steps in the development process include application approval by January 2020, construction documents 1Q-3Q 2020 with construction potentially starting by 4Q 2020.
