Mumbai Real Estate: Sea-Facing vs. Sea-View Apartments—What's the Difference?

MUMBAI, India - Dec. 6, 2024 - PRLog -- In Mumbai's real estate market, there is often confusion between sea-facing and sea-view apartments, especially when it comes to pricing. While both types offer views of the Arabian Sea, they are distinct in terms of location, permanence, and price. Sea-facing apartments, like those along Marine Drive, directly face the sea, offering an uninterrupted view that is highly valued. These apartments typically come at a premium, ranging from ₹50,000 to ₹1 lakh per square foot, depending on the age of the building.

On the other hand, sea-view apartments, such as those around Churchgate, are located further from the sea but still provide a distant view. However, this view is not guaranteed, as future developments could obstruct it. Sharan Babani, promoter of Satguru Builders, explains that sea-view apartments are less expensive because the view is not permanent, while sea-facing units command a higher price due to their unobstructed sea vistas.

A notable example of the importance of sea views is Rekha Jhunjhunwala, widow of billionaire investor Rakesh Jhunjhunwala, who purchased multiple units in a building near her Malabar Hill villa. She made this purchase to ensure that no redevelopment would block her prime sea view. This highlights the premium placed on uninterrupted sea-facing views.

These types of luxury apartments are spread across Mumbai's western coastline, including high-demand areas such as Colaba, Worli, Bandra, Juhu, and Vile Parle. Additionally, apartments offering green or forest views, especially those near the Sanjay Gandhi National Park in suburban areas like Dahisar, Borivali, Kandivali, and Malad, are also becoming increasingly popular among buyers.

According to Maharashtra government data, around 10,000 properties are registered annually in Mumbai, with luxury properties (those priced ₹5 crore and above) accounting for roughly 7% of the market.
