The former 318 Grahams Coffeehouse property downtown Geneva, which is currently for sale at $2.3M, holds a story worthy of being told. Beautifully renovated, expanded and launched in February 2020, 318 had just re-opened for business when COVID shut them down one month later in March.

It all began with donuts. The owner, Bob Untiedt, who was a pillar in the Geneva community and inspiring entrepreneur had a love of soft, mouth-watering, hand crafted donuts and a passion to offer a welcoming space for guests to grab a coffee, catch up with friends, conduct business meetings or bible studies and just hang out in a safe place in the heartbeat of Geneva - a charming Western Suburb nestled on the Fox River and a coveted dining/shopping/entertainment DESTINATION city.

Their homemade donuts, pastries, lunch goodies and array of coffee drinks made Grahams 318 a household word. Unfortunately, Bob passed in March 2021 and never realized the chance to see his dream come to fruition. His daughter, Jayni Wunderlich, CEO of Grahams Chocolates, two doors down, stepped into his overwhelmingly huge shoes and with Bob's wife, Beckie, and the 318 staff, they carried on Bob's vision beautifully.

The family made a difficult business decision in spring 2024 to close 318's doors. While the coffeeshop was a successful community icon, they chose to pivot and focus on their first love and passion, Grahams Chocolates. The community has been at a loss without the beloved 318 with some folks driving ½ hour or more for a superb cup of java.
