Paul Braungart is the founder of Regional Capital Group and an entrepreneur since 1980. Over the past 25 years he has created several successful investment funds including private equity and hedge funds, focused primarily on real estate which has resulted in hundreds of successful investments totaling in excess of $10 billion.

Braungart is currently focused on a joint venture platform for commercial real estate including the acquisition of value add real estate opportunities. He is active in all aspects of real estate development and finance including the reposition and construction of residential and commercial real estate.

Recently, Braungart co-founded and established a regional center for the EB-5 program – New Jersey EB-5 Regional Center. The first of its kind in South Jersey, New Jersey EB-5 Regional Center provides commercial real estate developers and investors with a creative, competitive financing alternative. The EB-5 Program is administered by The United States Citizenship and Immigration Services (USCIS) and provides opportunities for qualified foreign nationals to achieve permanent legal residency status in the U.S. through an investment in an USCIS-approved project that will generate at least 10 full-time jobs in the United States.  EB-5 regional centers are pre-approved entities that allow EB-5 investors to pool their money together. These regional centers make the job creation requirement easier on investors, as regional centers need only demonstrate direct or indirect job creation.

Braungart feels that EB-5 is a viable finance option in today’s real estate market and a socially conscious vehicle which encourages foreign investment in enterprises that create jobs in the United States.

“EB-5 provides a very flexible low cost of capital for real estate projects that create jobs. There is a tremendous flow of capital into regional centers with $2.4 billion invested in 2012 and $5 billion projected in 2013,” Braungart explains. “It is an alternative source of funding not provided by typical sources and can be structured to supplement traditional institutional debt.  EB-5 can be in the form of senior or subordinate debt.”

While the EB-5 program is a great way to raise capital that creates jobs, it is also about providing opportunities to foreign investors interested in starting a new life in the United States. The EB-5 program offers foreign national investor-entrepreneurs and their qualifying dependents an opportunity to live and work permanently in the U.S. without the wait-list quotas associated with many of the other immigrant visa categories and with geographical and employment mobility not tied to a specific employer.

A father of three, Braungart is member of various industry associations and serves as a board member on several charitable foundations.
