RFP Published for the Redevelopment of the Saratoga Hotel Site

CALDWELL, Idaho - July 26, 2016 - PRLog -- The Urban Renewal Agency of the City of Caldwell, Idaho is requesting proposals from interested parties in serving as the developer of the property located generally northwesterly South 7th Ave and southwesterly of Main St. in heart of downtown Caldwell. The subject property is approximately 1.4 acres located north of Indian Creek on the southwest by the Indian Creek park pathway and on the northwest by the South 6th Ave plaza, across Indian Creek from the Caldwell Campus of Treasure Valley Community College.

The RFP seeks a new owner for the subject property that will redevelop the property into a boutique hotel of new construction in such a manner as to serve as a catalyst for continued economic growth, new uses and new construction in historic downtown Caldwell.

The site has approximately 300 feet of frontage along the Indian Creek park complex and is centered between two pedestrian bridges providing access to the south side of the creek. Within one block of the site is the planned Downtown Plaza, the historic Caldwell Train Depot, Indian Creek Steakhouse, the Bird Stop coffee shop and Horsewood's Restaurant. Within walking distance is a planned 9-11 screen movie theater, significant public parking and numerous other retail and service shops.

Responses must demonstrate a workable planning and business framework for redevelopment of the subject property into a premier hotel and gathering site for this vital site in the heart of downtown Caldwell.
