MIAMI - May 30, 2020 - PRLog -- Wert-Berater, Inc. was engaged by a private developer to provide a feasibility study for a proposed 8-story 256 bed assisted living facility in Miami, Florida.

The developer needed the feasibility study as part of their due diligence process, negotiations related to a joint venture and for potential bond financing.

The $65 million project was planned on an underdeveloped site whereas the existing improvements are to be razed and the site prepared for new mid-rise new construction.

Based on the research conducted, the planned project would serve the local 75+ years and older demographic related to assisted living needs.  The market bed rates and occupancy levels were evaluated and a 10-year pro forma was developed and presented in the study.
