The connection to natural light and views drives a split tower design framing a monumental internal lightwell culminating in terraced podium level landscapes," Rising to 213 feet over 16 floors, the outward facing facades of the tower are defined by an expressed concrete structure organizing fields of passive shading fins and tapering open-air terraces that combine to help mitigate glare and solar heat gain. This design is juxtaposed by the hyper smooth surfaces and suppressed structure of the interior facing facades to maximize daylight penetration. Plus, four-levels of below grade parking allow for all public facing above grade levels to be defined by active use.
