Your Management & Real Estate Group Offers Partial Refund Amid Lawsuit

LOS ANGELES - Sept. 3, 2024 - PRLog -- Esteban Escobar, who filed a small claims lawsuit against Your Management & Real Estate Group, Inc. on August 13, 2024, has received an offer from the company to refund $1,695 to the Housing Authority of the City of Los Angeles (HACLA). This amount corresponds to a Section 8 payment that the company wrongfully accepted for October 2023, despite Escobar vacating the property at 1030 N Oxford Ave, Los Angeles, CA (https://1030noxfordavenue.blogspot.com/), on September 23, 2023.
However, Escobar has rejected this offer as a full settlement, asserting that it does not cover the total amount owed. The lawsuit seeks not only the return of his $1,800 security deposit, which was wrongfully withheld, but also additional claims for cleaning costs and penalties for bad faith actions.
Escobar demands that Your Management & Real Estate Group, Inc. resolve the matter by issuing two separate cashier's checks:

1. Check 1: $1,695 made payable to HACLA for the wrongful Section 8 payment.

2. Check 2: $5,700.33 made payable to Esteban Escobar to cover the remaining balance, which includes the security deposit, cleaning costs, and penalties for wrongful withholding.

Additionally, Escobar insists that the company file a motion to dismiss with prejudice the frivolous wrongful eviction case filed by their lawyer, Isaacs Barak, and cancel any ongoing pursuit of collections by Hunter Warfield Inc., a debt collection agency. This step is essential to rectify the unjust actions taken against him and to prevent further harm to his credit and reputation.

"This partial refund offer is a superficial gesture to evade full accountability," says Escobar. "Your Management & Real Estate Group, Inc. continues to shirk their responsibility, perpetuating unethical practices that have harmed me and potentially others."

Escobar's lawsuit, filed at the Superior Court of California, County of Los Angeles under case number 24STSC03794, demands a total of $7,395.33 in damages, which includes:
  • Security Deposit: $1,800, withheld in violation of California Civil Code Section 1950.5.
  • Cleaning Costs: $300, for services agreed upon but not reimbursed by the landlord.
  • Penalty for Wrongful Withholding: Up to $3,600, as allowed under California law for bad faith actions by the landlord.
  • Section 8 Payment for October 2023: $1,695, which Your Management & Real Estate Group, Inc. has now offered to refund to HACLA.

The delayed response from Your Management & Real Estate Group, Inc., nearly a year after Escobar vacated the property, highlights their ongoing unprofessionalism. The company, along with its representatives Lianna Grigorian and Silvia Manukian, has been accused of mistreating tenants, vendors, and clients.
