FORT LAUDERDALE, Fla. - Sept. 16, 2013 - PRLog -- Though most title insurance policies are pretty standard as they exist to protect against a number of contingencies like fraud, forgery and undisclosed heirs or spousal claims to a property it’s often asked if home buyers should opt for additional coverage.  This and other questions were broached by Fort Lauderdale, Florida’s “Title King” Kevin Tacher - Founder of Independence Title, Inc. and he very graciously obliged of late with ample answers.

“Common sense says that additional coverage boosts insurance costs overall but having it could come in handy down the line.  For example, if a home buyer is buying a home in a subdivision an extra policy like a restriction endorsement could protect them if construction on their home inadvertently violated the restrictions of that subdivision.  That’s actually something to be considered when entertaining the thought of homeowners associations and their often stringent particulars.” Tacher said.  Other additional insurance policies might include one required by the new home buyer’s lender.  For instance, a likely policy on an adjustable-rate mortgage would be an endorsement that would guarantee that the lender is first in line for repayment if the home regrettably goes into foreclosure.  

“Typically the party responsible for paying for the insurance policies, whether that be the buyer’s and the lender’s or any additional polices, varies from state to state.  Sometimes it even varies from county to county.  A great boost to the process is that in some locations the policies are split evenly between the buyer and the seller.” added Tacher.  “One needs to remember though that almost everything is negotiable in the purchase of a home.  So for instance, if the buyer pays for a policy they can haggle for all or part of their costs without issue.”   The Independence Title, Inc.
