BRADENTON, Fla. - May 10, 2016 - PRLog -- Ah, septic systems.  They get a lot of crap, but they can take a lot of crap.  As a Realtor, I try to stay on top of every possible aspect of a transaction to give my clients the best home buying or selling experience.  So, when an FHA offer came in on this listing in Venice, it was top of mind that the well and septic be verified early on in the process so that we'd know if there was an issue or not.  Long story short, after several attempts were made to verify the FHA distance requirement of 75', it was instead determined to be 71', four feet shy.  Loan?  DE-NIED.  So the Buyer couldn't close, Seller couldn't get their money and move on, neither party is happy.

BUT AS IT TURNS OUT, all of this could have possibly been avoided.  Because while I was scheduling a septic inspection on another property, I discovered a website called septicsearch.com.  I quickly went to the site and entered the address of my listing.  And there it was.  Everything I needed was right there in front of me.  A permit from 2006 with a complete rendering of the property, the location of the well, and the location of the septic tank & drainfield.  And you know what it showed?  You'll never guess…  A radius of 75' from the well to the septic tank.  Holy crap--Literally.  If I had only known about this website a week prior, I could have forwarded this document to the original lender and probably closed on time.  I could have been the hero, saved the deal, and everyone is happy and thanking me for doing such a great job.

Moral of the story?  The more you know, the better.  The more resources you have, the better.  The more questions you ask, the better.  I belong to a local Realtor Connections group on Facebook and shared the link.  You wouldn't believe the response!  As it turns out this is a big deal for others in the profession as well, they were very thankful for the information.  So now you know, too.  www.septicsearch.com.  Don't let Septic sink your deal!
