As she reached down to adjust the water temperature, the downspout and directional valve fell off causing scalding hot water to spray on her leg. Prior to the incident, she and her husband had made numerus complaints about the water temperature, the extreme fluctuation in water temperature and rattling pipes to the building superintendent. The building's mixing valve was replaced prior to the incident, but problems persisted. Subsequently, the building's boiler was replaced. Hot water can cause severe burns very quickly. At 140 degrees, burns can occur in as little as 3 seconds. At 155-160 degrees, burns are instantaneous.
