Godwin completes investment sale of Brampton Hut Services to Roadside Retail Estate plc

 
BIRMINGHAM, U.K. - Dec. 16, 2024 - PRLog -- National property business Godwin Developments announces that it has completed the investment sale of Brampton Hut Services in Huntingdon, Cambridgeshire, to Roadside Retail Limited - the joint venture between Roadside Real Estate plc and Meadow Real Estate Fund VI LP set up to acquire and develop UK-based roadside real estate assets.

The 8,617 sq. ft. development features six purpose-built units, comprising three drive-thru stores and two drive-to units, all secured by tenants with strong covenants such as Starbucks, Burger King, Wendy's, Greggs and Subway, as well as 74 car parking spaces. The forthcoming introduction of EV charging facilities by GRIDSERVE on site in 2025 is also expected to boost visitation, providing Brampton Hut's new owner with an additional appealing, long-term income stream.

Brampton Hut Services sits adjacent to a well-established service station featuring operators such as BP, Marks and Spencer, McDonald's, Brewer's Fayre and Premier Inn.

The scheme is strategically situated in a prime roadside location along the busy A14 trunk road, which has recently undergone £1.5 billion of upgrades to support increased traffic volumes to and from Stansted Airport, as well as commuters travelling between Cambridge and Peterborough. Furthermore, its strategic position at the crucial intersection of the A1 (M1) and A14 — a major route linking London to Edinburgh — attracts a daily passing traffic of over 91,000 vehicles, with that figure expected to grow rapidly in the coming years.
