By: Cook & Schmid The environmental engineering firm conducted audits of the commercial property’s, waste management and recycling programs, and recommended changes that would help it meet the stringent LEED requirements. Achieving LEED certification is important for commercial properties because tenants and investors demand it, explained Kimberly Crawford, project director for SCS Engineers. “Green buildings get higher lease rates and have greater resale value,” Crawford said. “LEED certification is not only good for the environment, it’s good for business.” The Watt Plaza twin 23-story office tower complex in Century City achieved Gold LEED Existing Buildings Operations and Maintenance (EB O&M) certification, due in part to SCS Engineers’ audit and recommendations, which included a new waste disposal provider with a mixed waste recovery facility and initiating a battery recycling program. More than 50 percent of the property’s solid waste is now diverted for recycling. Watt Plaza is one of five buildings in California and one of 12 buildings in the United States to be certified LEED EB O&M. SCS Engineers also provided similar services to Avenue of the Stars, a 28-story, Class-A high-rise office building in Los Angeles, as well as the 15-story Northrop Grumman Plaza in Century City, and the 24-storyWilshire Landmark in Brentwood, all of which are managed by CB Richard Ellis.
